It is a Site of Special Scientific Interest and a national nature reserve, and it forms part of both the Thames Basin Heaths Special Protection Area and the Thursley, Ash, Pirbright and Chobham Special Area of Conservation.
That reads alarmingly if all you want is a patio. Most of it does not touch you, and the genuinely useful thing a local contractor can do is say which parts do. - The Thames Basin Heaths Special Protection Area rules are aimed at net new residential development, not at existing homes. Councils will not grant consent for new dwellings within the 400-metre exclusion zone of the SPA boundary, and between 400 metres and 5 kilometres new residential development has to contribute towards Suitable Alternative Natural Greenspace and access management and monitoring. Relaying your driveway is caught by none of that. Building a house in your garden very much is.

- Chobham has a conservation area covering the historic core of the village, administered by Surrey Heath Borough Council, and the Chobham Neighbourhood Plan sets out to retain the qualities of the buildings within it while protecting the Green Belt and semi-rural edges from over-development. Inside that boundary, front walls, gates, railings and forecourt surfaces are where consent most often applies to the work we do, so we establish whether your address falls within it before pricing.
- Working alongside the Common
- Most of Chobham Common is managed by Surrey Wildlife Trust, so where a garden meets it the care goes into the boundary rather than the paperwork. We keep spoil, materials and machinery on your side of the line, avoid run-off towards the heath, and take waste away rather than stacking it against the edge. Heathland is fragile in a way a hedge line is not, and it is easier to respect than to repair.

A patio, a driveway, a fence or a planting scheme within your own garden is unaffected by any of them.
It is the exclusion zone around the Thames Basin Heaths Special Protection Area, within which councils will not grant consent for net new residential development because the impact on the SPA cannot be adequately mitigated. Beyond 400 metres and out to 5 kilometres, new homes instead have to contribute to Suitable Alternative Natural Greenspace and access monitoring. Neither restriction applies to landscaping an existing property.
It depends on the address, because the conservation area covers the historic core rather than the whole village and plenty of Chobham properties sit outside it. Surrey Heath Borough Council holds the boundary. We check it at survey, since inside the line the front boundary treatment and any new forecourt surfacing are where consent is most likely to be needed.
