What we know about Egham.
Egham took the worst of the flooding in Runnymede borough when the Thames came up in February 2014. That is the fact worth carrying into any conversation about digging up a garden here, and it is why drainage gets designed before a surface is chosen rather than after.
It does not mean much cannot be built. We work across TW20 on driveways, patios, retaining walls and garden schemes, on a housing stock running from Victorian and Edwardian terraces through inter-war and post-war semis to larger detached plots. Each of those wants a different answer on access long before anyone opens a materials brochure.

- The Environment Agency-led River Thames Scheme will add new flood channel capacity in two sections through Runnymede and Spelthorne, with the Runnymede channel running from Egham Hythe to Chertsey. It is a real improvement and it is not a reason to build a garden as though the last flood never happened. Until it exists, and after it does, the sensible approach here is drainage that works on the wettest week of the year.

- Egham is a designated conservation area, and Runnymede Borough Council also has conservation areas at Egham Hythe, Englefield Green and Thorpe. Inside those boundaries the front of a property is where our work most often meets planning control — boundary walls, railings, gates and forecourt surfacing. We confirm which side of the line your address falls on before any design is priced, because it changes what is possible at the front and rarely affects the back.

- A Victorian terrace with no side return and a post-war semi with its own driveway are different jobs before anyone talks about materials, and Egham has plenty of both, plus larger detached plots and a steady amount of conversion work driven by Royal Holloway. Where the only route to a back garden runs through the house, we protect the floors, barrow rather than machine, and price that honestly instead of discovering it on day one.

The benefit is greatest nearest the channel, so it is worth checking what it means for your specific address rather than assuming the risk has gone.

Egham has a lot of Victorian and Edwardian terraces where the only route to the rear runs through the house, so we lay floor protection, use smaller plant or hand tools, and allow for the extra labour in the quote up front. A price that ignores access is a price that changes later.
Runnymede Borough Council deals with planning and conservation area consent, while Surrey County Council is the highway authority and issues dropped kerb and vehicle crossover licences. Two separate applications on two separate timescales, which is why the crossover is worth starting well before you want the driveway built. We manage both.
