Paving & Driveways in Windsor, Berkshire

What changes here.

Windsor driveways divide neatly into two very different jobs. Heritage properties in the conservation areas around the town centre and Eton need a surface that suits the building as much as the engineering underneath it, which usually means natural granite setts or block paving in muted tones rather than anything sharp and modern. The riverside plots around Datchet and Old Windsor are the other case entirely: there the ground is the problem, and drainage leads the design. A driveway that looks right on handover day and floods every November because nobody accounted for the water table is not a driveway we will put our name on.

Paving & Driveways ground conditions in Windsor

Properties near the Thames in Windsor, Datchet and Old Windsor sit on clay-heavy subsoil with a water table that stays high for months, so the sub-base has to be designed around linear channel drains and calculated falls instead of relying on the ground to take water away. Further from the river, around the town centre and Eton, the ground behaves more predictably — but the sub-bases under older driveways there are routinely undersized by modern standards, and resurfacing over one simply buys you a few years before the same failure returns.

Planning and permissions in Windsor

Windsor town centre, Eton and several of the villages around them are designated conservation areas, and a number of Windsor properties are listed on top of that, which can remove permitted development rights for a new driveway surface even when it is fully permeable. We check the designation and the listing at survey stage, and where Listed Building Consent touches the wider property we bring in heritage specialists rather than improvising. Where a dropped kerb is needed we run the RBWM application, which typically takes eight to twelve weeks, and time the build around the approval.

Ranges, not quotes. Access, levels, drainage and ground conditions move these numbers in both directions, and only the survey settles it. We publish them so you can sanity-check anyone else's figure before you agree to it.

Paving & Driveways in Windsor FAQs

In Windsor, specifically.

Often it is the better choice. Resin bound is fully permeable, so it adds nothing to surface water run-off in an area where the water table is already high for much of the year, and it avoids the extra soakaway capacity a large non-permeable surface would demand. We confirm ground conditions at the survey before recommending it over block paving, because on some plots the answer changes.

Usually. Traditional granite setts and reclaimed Yorkstone are both available, and we carry sample ranges to Windsor and Eton surveys specifically because heritage matching comes up here more than anywhere else we work. Where an exact reclaimed match is not realistic, a designed contrasting border reads as intentional. A near-miss match never does.

A little. Sites around Datchet and Old Windsor with a high water table need extra groundworks time for channel drains and calculated falls before any surface can go down, typically a day or two on top of a comparable driveway further from the river. That time is written into the programme at quote stage rather than appearing as a delay later.

Only where the property itself is listed and the work affects the listed fabric. Resurfacing an existing drive in the grounds of a listed property usually does not. We read the listing description at survey and tell you plainly which side of the line you are on; where consent is genuinely required we work with heritage specialists to secure it before starting.
